Lease

With a lease, you fix the term of the tenancy which is usually one year but sometimes longer. The following rules apply:

  • You can not raise the rent until the lease expires
  • You can not change other terms of the tenancy
  • You usually can not evict a tenant before the lease expires

At the end of the lease you have a few options: sign a new lease for a set period, decline to renew the lease, or do nothing which means your lease will convert to a month-to-month if you continue to accept monthly rent from the tenant.

Month-to-Month

  • You may change the rent or end the tenancy with a 30, 60, or 90 days’ written notice
  • You may change other terms of the tenancy with a 30 days’ written notice
  • A tenant who wants to move out needs to give you only 30 days’ notice
