These are some of the items the owner/property manager should not do to avoid getting into potential problems:

  • Don’t increase the rent in the middle of a lease
  • Owner/property manager may increase the rent with a new lease or renewal.

  • Don’t settle with a tenant with a poor credit score
  • It’s up to the owner what is the minimum credit score to accept. We generally rent to tenants with minimum credit score of 650.

  • Don’t screen tenants inconsistently
  • Have a rental screening plan in place and follow it consistently when screening every tenant.

  • Don’t drop in anytime
  • Owner/property manager should give a notice to the tenant for routine inspection, maintenance or repair.
